Andrei * cl\u0103diri verzi \u0219i parc * solu\u0163ii de fluidizare a traficului \u0219i accese pietonale<\/b><\/p>\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\"><b>Proiectul Palas din Ia\u0219i va ajunge la o valoare a investi\u021biei de peste 470 de milioane de euro,<\/b>\u00a0dup\u0103 ce ast\u0103zi, 28 februarie 2020, \u00een \u0219edin\u021ba ordinar\u0103 a Consiliului Local al Municipiului Ia\u0219i\u00a0<b>au fost aprobate Planurile Urbanistice Zonale (PUZ) aferente proiectelor de dezvoltare \u0219i reconversie urban\u0103 propuse de compania IULIUS pentru extinderea ansamblului \u0219i pentru revitalizarea unor zone insuficient valorificate din centrul ora\u015fului, de pe strada Sf. Andrei.<\/b>\u00a0Proiectele au trecut prin etape de reconfigurare, care au \u021binut cont de recomand\u0103rile speciali\u0219tilor, inclusiv cele reie\u0219ite din dezbaterile publice, \u0219i\u00a0<b>respect\u0103 conurile de vizibilitate spre principalele monumente istorice ale ora\u015fului,\u00a0<\/b>garant\u00e2nd prezervarea axelor vizuale esen\u0163iale pentru peisajul cultural al Ia\u015fului. Cele dou\u0103 PUZ-uri, care vizeaz\u0103 extinderea Palas Ia\u0219i, dar \u0219i redarea c\u0103tre comunitate a zonei Sf. Andrei \u0219i transformarea ei \u00eentr-un spa\u021biu urban atractiv,\u00a0<b>au primit toate avizele institu\u021biilor abilitate.<\/b><\/p>\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">Noua investi\u021bie a companiei IULIUS se va ridica\u00a0<b>la peste 160 de milioane de euro<\/b>\u00a0\u0219i va contribui \u00een mod semnificativ la consolidarea unui pol puternic de business \u0219i la regenerarea urbanistic\u0103 a zonei centrale, \u00een ansamblu. Laz\u0103r.<\/b>\u00a0<b>\u00cen\u0103l\u0163imea noului imobil nu o va dep\u0103\u015fi pe cea a cl\u0103dirii simbol a Ia\u015fului<\/b>\u00a0\u0219i\u00a0<b>nu se va suprapune peste axul de vizibilitate al Palatului Culturii<\/b>\u00a0de pe Bulevardul \u015etefan cel Mare. Aceasta va avea o suprafa\u021b\u0103 \u00eenchiriabil\u0103 de\u00a0<b>17.000 mp<\/b>\u00a0\u0219i va fi integrat\u0103 \u00een proiect prin amenajarea de spa\u021bii verzi \u0219i conexiuni pietonale. De asemenea,\u00a0<b>o cl\u0103dire office cu \u0219ase etaje<\/b>\u00a0se construie\u0219te \u00een proximitatea United Business Center 2. Andrei<\/b>, PUZ-ul aprobat prevede dezvoltarea\u00a0<b>UBC Campus<\/b>, o<b>\u00a0cl\u0103dire de birouri cu mai multe tronsoane,\u00a0<\/b>desf\u0103\u015furat\u0103 pe orizontal\u0103 \u015fi\u00a0<b>cu un regim de \u00een\u0103l\u0163ime de maximum 7 etaje<\/b>. Suprafa\u021ba \u00eenchiriabil\u0103 a campusului va fi de aproximativ\u00a0<b>51,000 mp<\/b>\u00a0\u0219i este conceput ca un proiect integrat, cu\u00a0<b>func\u021biuni office, retail \u0219i relaxare<\/b>.\u00a0Totodat\u0103, au fost reglementate un hotel \u0219i o cl\u0103dire reziden\u021bial\u0103, a c\u0103ror \u00een\u0103l\u021bime va avea tot maximum 7 etaje. Restul amplasamentului va face obiectul unui concurs interna\u021bional de urbanism \u0219i arhitectur\u0103.<\/p>\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">Noile spa\u021bii office integrate \u00een dezvoltarea urbanistic\u0103 ce vizeaz\u0103 ansamblul Palas \u015fi zona Sf. Andrei sunt\u00a0<b>proiectate \u00een conformitate cu principiile \u201ecl\u0103dirilor verzi\u201d,<\/b>\u00a0fiind prev\u0103zute cu sisteme, aparatur\u0103 \u0219i echipamente de ultim\u0103 genera\u021bie, cu un consum redus de energie. Acestea vor livra un total de aproximativ\u00a0<b>75.000 de mp de spa\u021bii office clasa A,<\/b>\u00a0ceea ce va duce la\u00a0<b>consolidarea centrului de business al Ia\u0219ului,<\/b>\u00a0care\u00a0<b>va atrage noi companii\u00a0<\/b>\u0219i\u00a0<b>va sus\u021bine planurile de cre\u0219tere ale celor deja prezente.<\/b>\u00a0Totodat\u0103, cele\u00a0<b>peste 10.000 de noi locuri<\/b>\u00a0de munc\u0103 vor contribui la\u00a0<b>re\u0163inerea talentelor \u00een Ia\u015fi<\/b>\u00a0\u015fi vor oferi\u00a0<b>oportunit\u0103\u021bi de carier\u0103<\/b>\u00a0pentru absolven\u021bii universit\u0103\u021bilor din ora\u015f.<\/p>\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">Proiectul companiei IULIUS presupune\u00a0<b>investi\u0163ii de peste 3 milioane de euro \u00een lucr\u0103ri de infrastructur\u0103,<\/b>\u00a0care vor avea un aport important la cre\u0219terea conectivit\u0103\u0163ii \u0219i accesibilit\u0103\u0163ii zonei:\u00a0<b>va fi creat\u0103 o nou\u0103 arter\u0103 de circula\u021bie<\/b>, care va conecta cele dou\u0103 mari bulevarde centrale &#8211; Str. Anastasie Panu \u0219i Str. Palat &#8211; cu Splai Bahlui mal st\u00e2ng, iar\u00a0<b>alte str\u0103zi adiacente vor fi l\u0103rgite \u015fi modernizate<\/b>. Acestora li se adaug\u0103 \u0219i crearea a peste 500 de spa\u021bii de parcare pentru biciclete.<\/b><\/p>\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">\n<p class=\"yiv6723127899MsoNormal\" style=\"text-align: justify;\">Noul proiect include \u0219i o\u00a0<b>component\u0103 \u201egreen\u201d, o investi\u021bie de peste 3 milioane de euro \u00een noi spa\u021bii verzi,\u00a0<\/b>care vor include f\u00e2nt\u00e2ni arteziene, alei pietonale, arbori \u015fi plante variate.
